Mutation, land records, possession certificates and revenue matters.
- Land record or jamabandi problemA general land-record complaint — we ask one question to find the exact route instead of guessing.
- Get a khatauni or khasra copyA certified copy of your land record (khatauni, khasra or jamabandi) is issued by the revenue circle where the land lies, or viewed on the state land-record portal.
- Apply for a possession certificate (pajha)A possession certificate records your physical possession and area of cultivated land; it is issued by the revenue circle after local enquiry.
- Wrong entry in the land recordAn incorrect name, area or classification in the jamabandi, khasra or khatauni is fixed by a record-correction application, not by a fresh mutation.
- Encroachment on government or public landUnauthorised occupation of government or common land is reported to the district administration, which can order inspection and removal.
- Boundary or hadd dispute with a neighbourA disagreement about where the boundary between two plots runs is examined by measurement and joint inspection; if not resolved, it goes to the revenue court.
- Partition or division of a shared propertyDividing a joint holding or property among co-sharers is a revenue proceeding; where everyone cannot agree, the revenue court decides the shares.
- Change land use from agriculture to non-agricultureUsing agricultural land for a non-agricultural purpose needs a conversion permission, applied for at the district revenue office.
- Land acquired — check the compensationIf your land has been acquired for a project, the award notice and valuation from the Land Acquisition Officer decide the compensation for land and crops.
- Wrong or outdated map (bhunaksha) entryA map that shows the wrong plot, area or boundary is corrected through the survey process by the Settlement Officer of the anchal.
- Tenant or sharecropper rights and recordIf you cultivate land as a tenant or sharecropper, you can ask for your entry in the tenant register and protection against eviction under Bihar tenancy law.
- Illegal sale or transfer of SC/ST landA sale or transfer of Scheduled Caste or Scheduled Tribe land made in violation of the law is void, and it can be reported to the district administration.
- Appeal against a revenue orderIf you disagree with a revenue decision, get the written order and file the next objection or appeal within the time printed on it.
- Land measurement (amin) not doneBoundary or area dispute needs official measurement: apply at the circle office for amin measurement.
- Pay land rent (lagan) or get the receiptAnnual land rent for your holding is paid at the revenue circle; the rent receipt is needed for later land services.
- Land mutation (dakhil-kharij)Change the recorded owner of land in the jamabandi through the Circle Officer or the e-Mutation portal.
- Mutation application delayedA pending mutation that has crossed the expected timeline: track it, remind the Circle Officer and escalate.
- Mutation rejected or disputedThe mutation order was refused, or you disagree with it: obtain the order and use the objection/appeal route.
